Welcome to Jan Juc Caravan Park! By booking and staying with us, you agree to abide by the following Terms and Conditions to ensure a safe and enjoyable experience for all guests.

1. Bookings

  • How to Book: Call us at +61 (3) 5261 2932, email [email protected], or visit us in person during office hours (8:00 am to 6:00 pm).

  • Deposits: A one-night deposit is required to secure your booking. During peak periods, full payment is required 14 days before arrival.

  • Payment Methods: We accept cash, EFT, card (1% surcharge), and PayPal (2.6% surcharge). Personal cheques are not accepted upon arrival.

2. Cancellation and Refund Policy

  • Deposits & Payments:

    • A one-night deposit is required upon booking.

    • Full payment is required 14 days prior to arrival for bookings during peak periods.

    • Tariffs are subject to change without notice. Prices are only confirmed once full payment is received.

    • Personal cheques are not accepted upon arrival.

  • Cancellations Within 3 Days of Arrival:

    • Deposits/payments are non-refundable unless the site/accommodation can be re-let for the same period.

    • If re-let, a refund will be issued less a $40 administration fee.

  • Cancellations Outside 30 Days of Arrival:

    • Deposits/payments can be refunded or credited for a future booking (valid for 12 months).

  • Shortened Stays:

    • No refunds are available after check-in, even if you choose to leave early.

  • No-Shows:

    • The full booking amount will be charged for no-shows.

  • Re-Let Refund Policy:

    • If a site or accommodation is re-let after a cancellation or early departure, a refund may be issued, less a $40 administration fee.

    • Refunds are calculated based on the re-let period, not the original booking duration.

  • We reserve the right to change room/site allocation (within the appropriate category) if deemed necessary.

Emergency Closures & Park Safety

  • Pandemic or Government-Mandated Closures:

    • If Jan Juc Caravan Park is closed due to a pandemic outbreak, guests will receive a full refund or credit.

    • Annual site fees are non-recoverable in the event of park closures due to a pandemic.

  • Catastrophic Fire Danger Days:

    • The park must close on days declared as Catastrophic Fire Danger.

    • Bookings affected by closures may be credited or refunded at management’s discretion.

    • Annual site fees are non-recoverable in the event of a closure due to fire danger.

    • Guests should monitor VicEmergency, CFA, and ABC Radio 774 for updates.

3. Booking Conditions

Jan Juc Caravan Park reserves the right to refuse bookings if:

  • The person booking is not the named individual or authorised to use the payment method.

  • Payment obligations or other conditions are unmet.

  • Behavioural concerns such as property damage, antisocial conduct, or disregard for park rules are anticipated.

Management reserves the right to eject individuals for:

  • Socially unacceptable behaviour.

  • Causing disturbances or damages.

  • Violating park rules, including hosting unauthorised animals.

No refunds will be issued for ejections, and charges for damages will apply.

4. Check-In, Check-Out, and Late Arrivals

  • Check-In: From 2:00 pm.

  • Check-Out: By 10:00 am. Late check-outs may incur additional fees and must be prearranged with management.

  • Late Arrivals: Guests arriving after 6:00 pm must have prior arrangements confirmed during office hours (8:00 am to 6:00 pm).

5. Fire Safety Compliance and Bushfire Preparedness

Jan Juc Caravan Park is located in a Bushfire Overlay Area, requiring heightened fire safety awareness and strict compliance with fire regulations. Guests must monitor fire danger ratings and be prepared to act accordingly. Please review the following:

5.1 Bushfire Risk Awareness

  • CFA Fire Danger Ratings:

    • Moderate: Plan and Prepare

    • High: Be ready to act

    • Extreme: Take action now to protect life and property.

    • Catastrophic: For your survival, leave bushfire risk areas. If a fire starts and takes hold, lives are likely to be lost. These are the most dangerous conditions for a fire.

      • The park will be closed for safety.

      • Guests must self-evacuate as early as possible before or on the day of declared catastrophic fire danger.

      • Limited staff will be available, and emergency services may be unable to assist.

      • Notices will be posted at the entrance to the park.

      • An announcement will be made over the PA system to inform all guests of evacuation procedures.

      • Signage will be placed at the entrance, stating: "Park Closed Due to Catastrophic Fire Danger - For your survival, leave bushfire risk areas."

  • Guests should stay updated via the VicEmergency app, ABC Radio 774, and official CFA updates.

5.2 Appliance Use During Fire Danger Periods and Total Fire Bans

  • Fire Danger Periods:

    • Solid fuel fires and open flames are prohibited.

    • Gas and electric appliances inside caravans are permitted.

    • Appliances in annexes or tents must comply with open-air fire regulations.

  • Total Fire Ban Days:

    • Gas BBQs and fixed cooking appliances may be used if:

      • A 3-metre radius around the appliance is cleared of flammable materials.

      • A water source (e.g., hose or 10 litres of water) is immediately available.

      • An adult supervises at all times.

5.3 Safety Equipment Requirements

  • Each site must have:

    • Smoke alarms compliant with AS 3786.

    • 1kg dry powder fire extinguisher.

    • Fire blanket compliant with AS 2444.

    • Clear access of 1200mm width and 2100mm height around structures.

5.4 Emergency Preparedness

  • Familiarise yourself with the Emergency Management Plan.

  • The Bushfire Place of Last Resort is located at Bob Pettitt Reserve, 400 metres from the park entrance.

6. Site Use and Visitor Policy

  • Site Occupancy:

    • Sites are strictly for non-residential, recreational or holiday use only.

    • Maximum continuous stay is 45 days.

  • Visitors:

    • Annual site visitors must register at the office and pay a $10 fee per person per night.

    • Tourist guests cannot bring additional visitors unless pre-approved by management.

7. Park Rules

Guests must comply with our Park Rules to maintain a peaceful and safe environment. Key rules include:

  • Quiet Hours: Begin at 10:00 pm. Antisocial behaviour is not tolerated.

  • Speed Limit: 5 km/h (walking pace).

  • No Fires: Solid fuel BBQs and open fires are prohibited year-round.

  • Pets: Dogs are not permitted in the park.

8. Alterations and Works

  • Any building or renovation work requires prior written approval from management.

  • Alterations must comply with CFA Fire Safety Guidelines (2024) or (2012) and other regulations.

9. Selling Your Dwelling

  • Notify management in writing if you plan to sell your dwelling onsite.

  • The sale must comply with our Vans for Sale Process, and a 5% commission applies.

10. Fees and Charges

  • Visitor Fees: Visitors must pay $10 per person per night.

11. Emergency and Safety

  • In case of emergency, call 000 for fire, medical, or police assistance.

  • Contact the park office at +61 (3) 5261 2932 for non-life-threatening emergencies.

12. Liability

  • Guests are responsible for the safety of their belongings. The park is not liable for damage or loss of personal property.
